先介绍一下租房前的一些流程：首先，你会在网站（yeeyi/gumtree/realestate) 上看到租房广告，你可以选择online在线申请，亦或者是handwriting手填申请表。填申请表需要注意：在诸多竞争者中，中介会选择房东最满意的潜在租客，那么需要满足哪些条件呢？1. Bank statement （账户里的钱至少要够一个月的租金➕一个月的bond金）2.填写自己之前的租房记录，留下之前中介的电话或者邮箱。如果没有租过房子的话，有住过Homestay的同学可以让homestay的房东帮你写一封推荐信3.填写工作履历，如果是学生的话，需要填写学校信息以及念得专业等等，可以把所属的学区也一并填写。4.国际留学生建议填写父母在中国的联系方式，以便中介联系父母并告知租房的情况。重点来了：入住物业时需要注意的事项如果你已经成功的入住了你想入住的公寓/别墅，接下来你需要注意一下几点：物业是否做过出租前的清洁？--因为正常情况下，你入住时物业的整洁度就是你退房时中介会要求你退房清洁的整洁度。如果地毯上面还有灰尘，或者哪些地方清洁度不够，你可以联系你的中介跟他们商议。物业是否有需要维修的地方？--不论是物业里的门、窗、洗碗机亦或者是房间内房东提供的窗帘，有需要维修的已经要先告知中介，否则，在退房的时候中介也许就会认为那是你作为租客造成的损坏。以上两点，格外需要注意，尤其是中介会在租客拿钥匙的当天，给租客一份Condition report ( 会列表说明物业当中所有事物的情况），以及租赁经理就这栋物业拍摄的condition photo。作为租客一定要审核好。第三点，Bond金的部分，租赁中介会要求租客填写一份Bond authority表格，这个表格是需要租客以及租赁经理双方的签字（有的中介可以发一个链接给租客让租客网上填写），并连同租客在银行换取得cheque一起寄到一个政府规定专门管理Bond金的机构： Residential Tenancies Bond Authoirty (简称RTBA），这个机构会保留租客的Bond金，并且只有在中介和租客在退房时达成一致，才会将Bond金以cheque的形式或者转账的形式返还给租客。当然，如果中介认为租客违反了租赁条例，或者有证据证明是租客损坏的物业里的任何设施，将会扣除部分Bond金，剩下的则会返回给租客。第四点，遇到问题想投诉该怎么办？可以拨打这个热线：Consumer Affairs Victoria: 1300 558 181 退房需要注意哪些呢？如果作为租客的你想提前结束合同退房应该怎么办？--当然要先立马给中介电话以及邮件通知中介说你想要终止合同（最好是邮件通知，会有字面上的证据），通常情况下，要提前给出28天的通知，如果是房东触犯了租赁条款，则只要给出14天的通知。之前提到过的清洁问题，在这里又要重申一遍了，退房的话，最重要的就是退房清洁。退房清洁的重中之重就是蒸汽清洁地毯。在这里要注意的是，如果是有养狗养猫等宠物的小伙伴们，为了之后的租客着想，一定要把地毯地板清理干净，尤其是有的Local是会对猫毛或者狗毛过敏的哦。
